What is real estate crowdlending?
Real estate crowdlending is a collective financing model in which dozens of investors lend capital to a real estate developer in exchange for a fixed or variable interest rate, secured by the property itself.
Unlike traditional crowdfunding, you are not buying shares or a fraction of the property: you lend money for a defined term (usually between 6 and 36 months) and receive periodic payments of principal and interest, just like a bank would.
In Ecuador, this activity is regulated under the Monetary and Financial Organic Code and the rules of the Superintendency of Companies, Securities and Insurance. Ecavalores operates with notarised contracts, mortgage guarantees recorded in the Property Registry and independent annual audits.
